Horrible Parsec performance with pfsense.

A little bit about my setup before I start.

I have AT&T fiber internet, and I have there modem/router setup with a DMZ to my pfsense box.

pfsense specs - Intel(R) Core(TM) i3-6100 CPU @ 3.70GHz

ssd

8 Gigs of ram

4G swap

intel nic

parsec host specs - 2x 980 TI GPU's

intel i7-6700k

16G ram

I have ports 8000-8020 opened up for my parsec host (and 9000 for when I need to connect to others), and the parsec host has a static DHCP ip

The issue: Every time someone tries to connect to me from the outside the performance on there end is horrible, and the N: stats in the console climb up very quickly. eg. N:157/35/0 after only a few seconds with a game running.

I have tried setting up a hybrid nat rule as mentioned on parsec's website using this guide (https://thepracticalsysadmin.com/fix-xbox-strict-nat-on-pfsense/) substituting my parsec host and ports 8000-8020 in place of the xbox ip, and port range.

Speedtest - 500 - 900 Mbps down 500 - 900 up. I run a few services plex etc. and never have any issues streaming outside my house, and I don't encounter any issues with parsec within the lan, only when the client is beyond the pfsense box.

I've also run experiments where I connected a client to the att router, and I get the same issue with the host behind the pfsense box. Which signals to me its most likely a pfsense configuration issue.

I'm sure I'm missing something simple but cant for the life of me figure it out.
