I have an older desktop PC I'd like to repurpose into an HTPC/couch gaming PC to use with my 1080P TV. I currently have it set up with Steam big picture on Windows 8.1 for use primarily with Xbox 360 controllers. It runs many games I play absolutely fine (e.g. Rocket League, Trials, Project 64, Trine 3, Resident Evil 6, Grand Theft Auto 5), but it will not run many newer games that require DirectX 11 (e.g. Fallout 4). I'd like to upgrade it for this purpose.
Here is my current hardware:

- Zalman CNPS9700 LED 110mm 2 Ball CPU Cooler
At the very least, I will need a new motherboard, processor, and graphics card. I might want a less desktop-like case for the TV stand as well. Looking at PCPartPicker, many prices seem to be high right now, and I haven't been able to keep up to date on Intel/AMD and Radeon/GeForce comparisons. I don't really know where to start... I'd like to spend less than $300.
