Series X Remote Play Quality

I've used remote play since it was introduced on the fat Xbox one. I use ethernet from the console to my router then 5GHz WiFi to whichever device I'm using. It has always been this way and from Xbox One to One X then Series X it's been mostly a good experience. However, I tried to fire up Elden Ring on it the other day and it was literally unplayable. It was not recognising button presses and even having the stick held forward the Tarnished would take a step, stop, another step, stop and so on and so on. Not ideal for Elden Ring. In addition the resolution is super low. Not sure what it is but it's sub 720 for sure.

My go to device is a Lenovo Yoga Android tablet which is not brand new but only a year or two old, I think it's android 10. Because this sucked I tried with my Pixel 6 which actually is brand new with Android 12 and the experience was the same. Then I tried my laptop and you guessed it, same thing. Now I usually play with the controller connected to the Xbox and the other device just as a display. This is how I've always done it and it's worked but for the sake of testing I decided to try the controller connected to the tablet and the responsiveness was much better but it was still a low res, artifacty mess.

I have recently played some of Horizon FW using PS5 remote play on the same devices and it was flawless, and Xbox remote play has worked great in the past so I'm sure it isn't my connection. Does anyone have any thoughts because this is driving me crazy.
