Best solution for mirroring PC A/V output to nearby home theater?

Current setup:

Gaming PC with Nvidia 1080ti and Windows 10 currently connects to a home theater (refurb 720p projector connected to a 5-input hdmi switch) via a Steam Link in-home. Ironically, the router is farther from the PC than the home theater. Both the steam link and the PC are Cat-6 connected to the router, which is a Bell 3000 (Fiber) router. It works fine, but there is a little bit too much lag and too many artifacts using the Steam Link. Input is a wireless Xbox One controller via dongle in the PC (couch is in range). PC has two monitors, and audio is connected to speakers through green audio jack.

Desired solution:

The PC is literally one thin wall away from the HDMI hub input and I'd like to just run a cable. I feel this would make the image cleaner and the controls more responsive. I'd like a way to persistently mirror the audio and video output on one cable so that everything that shows up on the primary monitor and everything that goes to the speakers always goes to the HDMI hub. This way I can just turn down the speakers and play on the projector without having to change any settings. I have a spare HDMI cable that can reach, and open ports on the card itself.

Two small hiccups: I may upgrade the main monitor to a 144Hz at some point, and I'm under the impression it matters what port / cable I use to make that work proper too. There is a VR headset connected as well intermittently, that I unplug from a powered USB hub via a physical switch when not in use. This is convenient, because the settings usually behave as intended when the switch is on or off.

What are your best ideas for making the whole system work easy? Is there another solution I could use that would do the same thing?
